Roof Cleaning

Standard Pricing

Our standard price per square metre for roof cleaning is:

£10/m²
Roof clean & biocide treatment

First in Road Discount

When we are the first to clean a roof in a road, we offer a 20% discount.

20% OFF
Brings the price down to £8/m²

Minimum Charge Logic

We have a minimum charge of £700 per roof. Smaller roofs require a higher rate per m² to ensure we hit this minimum.

Smaller Roofs (Semi / Terrace)

£13 – £14/m²

After 20% discount = ~£700

Larger Detached Roofs

£10/m²

After 20% discount = £8/m²

Second Roof in the Same Road?

No discount — full price of £10/m² applies, increasing profitability.

Bungalow Pricing

Bungalows have a much larger roof surface area but are significantly easier and quicker to clean. For easy-to-clean, large bungalow roofs we price:

£8/m²
After 20% discount = £6.40/m²

We factor ease and efficiency into our pricing — we'd rather a big, easy roof than a small, difficult one.

Softwashing Pricing

Softwashing prices are best determined by value to the customer, property size and level of growth. Every property is different, so we consider these factors to ensure a fair and profitable price.

Two Ways to Price Softwash Jobs

Price by Property Value

Use value as the foundation for pricing.

Each face is approximately £250. For larger jobs, think in terms of the value of each "£250 sized chunk" rather than measuring every detail.

Price by Square Metre (SQM)

Price based on the vertical surface area.

Note: irregular shapes, rooflines and design features can make measuring vertical area challenging.

Pressure Washing

Pricing Framework

Our pressure washing prices are based on surface type, condition, and the level of work required to achieve the best results.

Price Per Square Metre

All prices are guide prices. Minimum job value always applies.

Easy Surfaces

£3.50/m²

Most simple areas. Clean, smooth surfaces with easy access.

Chemical Treatment

£4.00 – £4.50/m²

Areas that require a chemical treatment to break down organic growth and staining.

Includes Re-sanding

£5.00/m² min

Includes re-sanding of block paving. Weather dependent — may require a return visit.

Block Paving

£5.00 – £6.00/m²

More cutting in, messier job and requires re-sanding. Price depends on job factors and size.

Re-sanding Process (More Efficient)

Brush In

Brush the sand in as quickly as possible.

Blow Off

Use a leaf blower to remove excess sand and get it into all crevices.

Finished

Cleaner finish, less waste and much more efficient.

This method has significantly improved our efficiency and profitability on block paving jobs.

Scheduling Re-sanding

More often than not, re-sanding will be completed on a separate day.

Typically takes 1–2 hours depending on size. Once you have two or more team members, you can send one operator to complete re-sanding while you focus on other jobs.

Sealant Application & Services

Sealant Application Pricing

All sealant jobs are priced based on surface type, size of area and the work required. We consider the amount of sealer used, preparation time and the complexity of each job.

Pricing is Per SQM

All sealant application pricing is charged per square metre (m²).

Standard Pricing Guide

Smaller Areas (Under 50m²)

For smaller areas, we price each job individually based on time, materials and surface.

Example

Smaller block paving areas around 25m² typically £20 – £25 total to justify the time and expense.

How We Price Sealant Jobs

We break sealant jobs down into 3 components:

1. Clean Price

Jet washing & preparation charged at £5–£6/m² depending on surface.

2. Sealer Application

Application cost is £5/m² to apply the sealant.

3. Materials

Cost of sealer (and sand if required) added on separately.

Example: 35m² Block Paving (Standard 2-Car Driveway)

Clean Price: £210 + VAT  +  Sealer Application: £175 + VAT  +  Sealer (75L): ~£420 + VAT  =  Total: ~£840 + VAT

Simple, transparent pricing from MPP franchisees. All prices are per metre and based on the height of the property.

Window Cleaning Pricing

Window cleaning prices from MPP franchisees have increased to make window cleaning worthwhile. The profitability and scale of larger services has naturally pushed pricing up.

Our Pricing Approach

Price Per Window

Typically price between £1.50 – £2 per window.

Larger Windows

Larger windows are priced between £3 – £4 each.

Add It All Up

Add the total, then apply any minimum charges if needed.

Minimum charge for any window clean: £25  |  Minimum charge for any conservatory: £15 — added to every clean.

Frequency Considerations

Rethink 4-Weekly Focus

The more 4-weekly customers you have, the more difficult to schedule in larger, higher-value jobs.

Less Frequent Cleans

Building more 8–12 weekly customers gives flexibility to take on larger, more profitable work.

Density & Strategy

If you don't build a dense round, profit must come from individual jobs. Increase pricing accordingly.

Less frequent, higher-priced customers lead to a more profitable business.
